A Winnipeg woman who bought a $1-million house that turned out to be infested with mice is suing the former owner and the real estate agent who listed it, CBC News has learned.

    Mice smell, leave piss and shit everywhere.

    And no home inspection.

    Lots of money, but zero brains.
    Going to be tough to get the courts to back this.

    Home inspectors couldn't find their ass in a dark room with a flashlight. I didn't bother having one done when I bought this house four years ago.

    If you agree to spend so much money for a house, you have to take a private house inspector, or just someone who is good in cases like that. It's not much price to pay 300$ if you are going to spend one million. I don't like people who do and than think. Now she will pay more money for the court. In Ukraine she would lose if previous owner will say (and he will if he is not stupid) that he didn't know about mouses.

    I'm not sure how it works in Manitoba but in Ontario, when selling a house you need to fill out a few pages of documents answering specific questions about the house and possible defects or known problem. Lying about them leaves you legally open to repairs or reimbursement to the purchaser. Something that obvious would be hard not to know about while living in the house.
    If there was say a small water leak in the basement and you stated there was no leak, you would be held responsible. That is assuming it was obvious you did work or paint to hide it.

    Some years back I bought a house from a realtor in Morinville, Ab. I noticed what looked like water mark about a foot up the basement walls. I commented about that and the realtor said" That was from a very long time ago. Before I even owned this house". I had him make note of my concern in writting. Sure as hell, the next spring saw 1 foot of water in the basement. Turned out there was no weeping tile or anyother foundation drainage. I had him dead to rights! I wouldn't let him dig up the outside of the foundation as there was a lot of nice old trees & shrubbery as well as the attatched veranda. He ended up having to bring in a crew and jackhammer the concrete floor, install weeping tile as well as a drain then repour the entire basement floor -40x40-as I wouldn't accept a 'patch job'.
